New Investment Property Purchases Finance Program


Loan Rate/Term (Based upon credit score of 675+, $80k+ in combined cash reserves between all IRAs, RRSPs, bank and investment accounts), 80k+ annual income:

Items required for Underwriting to obtain an A/B Grade turnkey rental property with financing:

  • Loan Application (filled out with spouse information included if married)
  • 2 years of Tax Returns/T4s
  • Supply a credit report (for both spouses if married)
  • A current account statement for each IRA, RRSP, Savings/Checking account, Line of Credit, and Investment account listed on your application
  • LLLP, LLP, or Corporation documentation if purchased under one of these entities

Rate- 7.25% Fixed
Term- 30 years Fixed
Down Payment 35%
Amount financed 65%
Origination fee- 3% of loan amount
Closing costs- $1500
Average cash-on-cash return- 12%-14%

Refinancing/“Cash Out“ on U.S. Assets Owned Outright


Loan Rate/Term (Based upon credit score of 675+, $80k+ in combined cash reserves between all IRAs, RRSPs, bank and investment accounts), 80k+ annual income:

Funds from refinance/Line of Credit are made available ONLY for the purchase of new properties to supplement current holdings/portfolio

Items required for Underwriting to obtain a Line of Credit on A/B Grade Investment Properties:

  • Loan Application (filled out with spouse information included if married)
  • 2 years of Tax Returns/T4s
  • Supply a credit report (for both spouses if married)
  • A current account statement for each IRA, RRSP, Savings/Checking account, Line of Credit, and Investment account listedon your application with corresponding Profit and Loss/Rent Rolls
  • LLLP, LLP, or Corporation documentation if purchased under one of these entities
  • Current rent roll/NOI for property (ies) being submitted for LOC
  • Lenders Appraisal- ordered by lender and paid by borrower

Rate- 7.25%
Term- 30yrs
LOC Limit- 65% of appraised value
Origination fee- 3%
Closing costs- $1500

Cash Purchases


Atlas Capital will sell all properties without financing, and cash purchases are welcome. Atlas will also provide a discount to cash buyers. Closings will be quicker and cash flow will come sooner without the need for a 15-30 day window.
